Residential Maintenance Contract (Boiler)

Contract includes:

One (1) preventive maintenance check during September/October to be scheduled during business hours Monday through Friday between 9 AM and 4 PM.

• Purge system to ensure no air in pipes (hot water boiler);
• Check all gauges for proper readings;
• Check circulator motor and lubricate as needed;
• Check amperage and make any adjustments needed for optimum eficiency;
• Check and clean gas jets to insure proper ignition;
• Check all equipment electrically and mechanically;
• Check gas valve, heating controls and sensors for proper operation;
• Check and calibrate automatic controls and thermostats;
• Carbon monoxide test;
• Provide list of work performed during preventive maintenance check;
• Change thermostat batteries as needed; and
• Change carbon monoxide detector batteries as needed.

The above services shall be provided during scheduled preventive

maintenance.
