Furnace and Air Conditioning Contract

Contract includes:

Two (2) scheduled preventive maintenance checks, one (1) during April/May (summer start-up) and one (1) during September/October (heating start-up), to be scheduled during business hours Monday through Friday between 9 AM and 4 PM. 

• Furnish and install standard size filter(s) during scheduled maintenance.  Specialized filters are available at an additional cost, less 20% discount;

• Check all belts and drives and make whatever adjustments are required;

• Check all motor and fan bearings and lubricate as needed; 

• Check amperage and make any adjustments needed for optimum efficiency;

• Check and clean gas jets to insure proper ignition;

• Clean flame sensor;

• Check thermostat;

• Check all equipment electrically and mechanically;

• Check gas valve, heating controls, fan limits and sensors for proper operation;

• Check and calibrate automatic controls and thermostats;

• Check refrigerant operating pressures; trim charge at prevailing rate;

• Check air-cooled condenser coil.  Clean condenser coil once annually, when required;

• Check evaporator coil.  Clean evaporator coil a prevailing rate, when required;

• Clean condensate drain during preventive maintenance;

• Clean evaporator fan motor;

• Clean evaporator fan blade/blower wheel;

• Check condenser fan motor;

• Check condenser fan blade/blower wheel;

• Check refrigerant lines for any visual damage;

• Check Armoflex repair at prevailing rate;

• Make sure there are caps on all service ports and that they are tight;

• Carbon monoxide test system;

• Provide list of work performed during preventive maintenance check;

• Change thermostat batteries as needed; and

• Change carbon monoxide detector batteries as needed.

The above services shall be provided during scheduled preventive maintenance.
