Boiler and Air Conditioning Contract

Contract includes:

Two (2) preventive maintenance checks, one (1) during April/May (summer start-up) and one (1) during September/October (heating start-up), to be scheduled during business hours Monday through Friday between 9 AM and 4 PM. 

• Check complete boiler operation during scheduled maintenance;
• Purge system to remove any air in piping, if required;
• Check pressure and temperature controls and make whatever adjustments are required;
• Check gas valve, heating controls, limits and sensors;
• Check flame for proper color and gas flow;
• Check and clean gas jets;
• Check ignition;
• Check boiler block;
• Lubricate all motor bearings as needed;
• Carbon Monoxide detection;
• Take amperage, make any adjustments needed for optimum efficiency;
• Check all equipment electrically and mechanically;
• Check and calibrate automatic controls and thermostats;
• Check refrigerant operating pressures; trim charge at prevailing rate;
• Check condenser coil, clean once annually, if required;
• Check evaporator coil, clean at prevailing rate, if required;
• Check condensate drain;
• Check condenser fan motor;
• Check condenser fan blade;
• Check evaporator motor;
• Check blower wheel; 
• Check refrigerant lines for any visual damage;
• Check armoflex, repair at prevailing rate, if needed;
• Make sure there are caps on all service ports and that they are tight;
• Provide list of work preformed during preventive maintenance check;
• Change thermostat batteries as needed; and
• Change carbon monoxide detector batteries as needed.

The above services shall be provided during scheduled preventive maintenance.
